Statement of Significance
The house, constructed c.1882, and related plantings including the Italian Cypress (Cupressus sempervirens) and hawthorn hedges, at 305 Berwick-Cranbourne Road, Cranbourne.
How is it significant?
The house and related plantings at 305 Berwick-Cranbourne Road, Cranbourne are of local historic and aesthetic significance to the City of Casey.
Why is it significant?
Historically, the house and related plantings are significant as an early farm complex, which have strong associations with the pioneering Ridgway family. They demonstrate the development of primary production in the selection era. (AHC criteria A4, D2 and H1)
Aesthetically, the house is significant as a representative example of a late Victorian villa, which is notable for its decorative detail to the windows and verandah, which is unusual for a rural house within the municipality. The setting of the house is enhanced by the mature Cupressus Sempervirens and other related plantings. (AHC criterion E1)

Farmhouse and Trees - Physical Description 1
The house at 305 Berwick-Cranbourne Road, Cranbourne is a single-storey double-fronted painted brick house, erected c.1890 with a hipped corrugated galvanised steel roof. It has a pair of painted rendered chimneys. There is a row of decorative timber brackets under the eave line.
The front of the house, facing south, has a concave verandah with a separate skillion roof, also clad in corrugated galvanised steel. The verandah has turned timber posts, with an encaustic tiled floor (three colours) which is very intact and in very good condition. The edge of the verandah has a bluestone capping.
The central four panel timber front door has both side lights and high lights and is topped by an entablature featuring detillations. The door is flanked by double hung sash windows with double hung sash side lights. These windows feature a strip each of decorative pressed-metal inter-linked medallions. Other windows are plain double-hung sashes.
To the west of the house, within the yard, is a mature Italian Cypress ('Cupressus sempvirens'). Other related plantings include a Monterey pine and cypress at the gate, a Hawthorn hedge at the boundary.Farmhouse and Trees - Physical Conditions
