The c1920-21 house and the surrounding site to the title boundaries.
How is it significant?
The house is historically and aesthetically significant to the Shire of Nillumbik.
Why is it significant?
The house is historically and aesthetically significant as an intact, well detailed and late example of an Edwardian style dwelling constructed in the 1920s (when Californian bungalows were in vogue) and because it is an integral component of a cluster of 1910 and 1920s buildings that gives the centre of Hurstbridge its special character (Criteria D & E). The construction of the house in an Edwardian style reflected both the conservatism and lack of affluence of Hurstbridge in the early part of the 20th century (Criterion A). While a common style throughout Melbourne, this style of house is rare in the former Shire of Eltham (Criterion B). The house is historically significant because it is within the subdivision created by the leading orchardist, William Gray and because it was constructed shortly after the arrival of the railway to Hurstbridge (1912) and illustrates the growth and change that its arrival brought to the town (Criteria A & H).
