REVISED STATEMENT OF SIGNIFICANCE, CONTEXT, 2010
What is significant?
The c1950s/1960s former Lim Joon House and the surrounding site to the title boundaries.
How is it significant?
The house is historically and architecturally significant to the Shire of Nillumbik.
Why is it significant?
The house is historically significant because it was designed by the renowned local architect, Alistair Knox, who played a key role in the development of the 'Eltham-style' of architecture (Criteria H & A). The house is architecturally significant as an excellent example of a small, polygonal dwelling that also illustrates other advanced architectural features, of the time: floor to ceiling window walls, a single living area containing the kitchen at one end, a stone fireplace wall, a flat roof, and an integral carport (Criterion D).

The former Lim Joon House, is an excellent example of a small polygonal dwelling and also illustrates other advanced architectural features of its time, floor to ceiling window walls, single living area containing the kitchen area at one end, stone fireplace wall, flat roof, integral carport and well planned remainder. The Lim Joon House is also a significant work of its architect, Alistair Knox, who is best known for his mud brick dwellings in the Eltham Shire.
