The c1930 Californian bungalow and the surrounding site to a radius of 30 metres (The house is connected to HO28).
How is it significant?
The c1930 Californian bungalow is socially, historically and aesthetically significant to the Shire of Nillumbik.
Why is it significant?
The c1930 Californian bungalow is historically significant for its connection with the Apted family, who have operated an orchard in Arthurs Creek for over a century. The orchard was, in 1916, the largest in southern Victoria and is a reminder of the importance of orcharding in the former Shire of Eltham (Criteria H & A). The Californian bungalow is historically significant as a rare surviving example of its type in the Shire (Criterion B).

Weatherboard House
Style Victorian.
Design standard.
Plan rectangular.
Single storeyed.
Walls timber stud construction, weatherboard clad.
Roof hipped with shallow eaves, corrugated iron clad. Features are the simple, standard design, encircling verandah and the reasonable degree of intactness.

Style Californian Bungalow.
Design basically standard.
Plan rectangular.
Single storeyed.
Walls timber stud construction, lower part weatherboard clad, upper part asbestos cement sheet clad. , Roof gabled with eaves, corrugated iron clad. Features are the two shingled gables, the recessed front verandah with its vertical timber frieze and balustrade and the combination of wall materials.
