Statement of Significance
Architecturally, an almost unchanged and dominating corner 19th century hotel but of a typical if competent design also it supports a streetscape of Edwardian and Victorian period housing: of metropolitan importance.
Historically, typically sited, near to a railway station and associated with one family over a long period: of local interest.

BAY VIEW HOTEL - Physical Description 1
Three-storeyed, of stuccoed brick and Renaissance revival in style, the hotel retains its pedimented- and arched openings at ground level, the aedicule embellishment of upper windows, and the refinement of a relatively shallower attic storey in the composition. Otherwise ornament is subtly applied onto string moulds and as paired brackets to the cornice. An altered row of brick single-fronted cottages extends to the north.
BAY VIEW HOTEL - Integrity
Urns are probably gone from parapet piers; part of the stable yard was built over in the 1960s; also glazing details have altered, signs have been added and paint details obscure some mouldings.
BAY VIEW HOTEL - Physical Description 2
Streetscape
Typically dominant, on a corner site and surrounded by contemporary and Edwardian housing.
