Statement of Significance
The terrace of shops with upper level residences at nos. 407- 411 Mount Alexander Road, Moonee Ponds, was built in 1891. It is historically and aesthetically important. It is historically important (Criterion A) in that it dramatically demonstrates the growth sustained in Moonee Ponds especially along Mount Alexander Road during the late Land Boom period. In this respect it combines with the other shops, houses and the Ascot Vale State School no. 2608 to offer powerful insights into a past way of life. It is aesthetically important (Criterion E) as a prominent and richly decorated building of its time, addressing its comer location in a manner characteristic of the late Victorian period, the corner splay with its aedicule treatment and upper level facade arrangement being the most valued elements.

SHOPS & RESIDENCES - Physical Description 1
A dominant corner commercial development of the late Victorian period consisting of three two storeyed stuccoed shops and residences above, the corner splay having an entry to the corner shop and a surmounting aedicule at parapet level. The upper level of the Mount Alexander Road facade is substantially intact and is subdivided by pilasters into bays with round arched windows, single and in pairs, the reveals being enriched with colonettes, the architraves with keystones and impost moulds. Each bay is further subdivided by moulds at sill level, the spaces defined having panels in the Roman manner. There is a prominent bracketed cornice and surmounting balustraded parapet with the chimneys visible.

Condition: Sound. Integrity: Medium, shop facades defaced, later cantilevered verandah with the exception of no.411 which retains its ingo and has no replacement verandah.
