Statement of Significance
The house, constructed by 1922, at 71 East Road, Pearcedale.
How is it Significant?
The house at 71 East Road, Pearcedale is of local historic and aesthetic significance to the City of Casey.
Why is it Significant?
Historically, it is significant as a rare example of an early twentieth century farmhouse in the Pearcedale area, which demonstrates the early farming development of the area following the failed speculative subdivision of the late nineteenth century. (AHC criteria A4, B2 and D2)
Aesthetically, it is significant as a representative example of a Federation/Edwardian villa in rural context, a type that is rare in both Pearcedale and the municipality. While some minor alterations have been made, it retains notable features such as the detailing to the gable ends, and original detailing and fenestration to the front facade. (AHC criteria E1)

The house at 71 East Road, Pearcedale is an asymmetrical Federation/Edwardian weatherboard villa with ashar boards to the front elevation. It has a corrugated iron gabled roof with pressed metal and half timbering to the gable ends. There are red brick chimneys. The front door, situated in the projecting front gable section, is panelled with sidelights and highlights. The windows to the front elevations are tripartite side hung casements, which are set in a box bay adjacent to the front door.
The return verandah has a slight bull nose profile and is supported on turned timber posts with timber fretwork, which although sympathetic in design may be recent. There are new cladding and windows to the south elevation, and there are non-original extensions and alterations at the rear.
The house is set back from the road in a semi-mature garden. There is a 1960s house immediately to the north and some post WW2 corrugated iron outbuildings to the rear.House; 71 East Road, PEARCEDALE - Physical Conditions
