Statement of Significance as recorded under the Queenscliff Heritage Study 2009
Coombe Lodge is aesthetically significant as a fine example of a substantial mid-Victorian rendered brick house in Queenscliffe, which is reasonably intact. It has local importance historically for its lengthy association with the members of the medical profession in Queenscliff, who resided there, and George Admans, owner of both the Ozone and Vue Grand Hotels, who also occupied the house at one time.

Coombe Lodge was a two-level, hip-roof stuccoed brick house with a cast iran, concave roof verandah. The verandah had posts and capitals, iron brackets and bellied balustrade panels. Like most Queenscliff verandah roofs, of the 1870s onwards, it was striped. To shield the inhabitants from the summer sun, a pair of shutters was applied to the one window on the north facade. In front of the house, was a high corrugated iron fence with panelled cast-iron friezes under the capping.
A brick fence has replaced the iron fence and a new verandah with alternating cast panels and timber balusters, has atte'T1pted to replace the original. The shutters have gone and minor alterations have been made to other openings.(7)

Coombe Lodge is a two-storey rendered brick Victorian dwelling with a hipped roof clad in corrugated galvanised steel sheeting. At the centre of the ridge is a rendered brick chimney with a Classically-inspired moulding at its top. A two-storey verandah with a convex profile roof extends across the street facing elevation. The verandah has cast iron posts at its lower level and square timber posts on its upper level, which in part, if not all, are of recent origin. On the ground floor there is a central doorway with a pair of timber-framed glazed doors, flanked by windows. On the upper level are two doors with glazed upper sashes. A high brick fence extends along the street boundary, partially concealing the house from view from the street.
