Statement of Significance
Koraweari has been called the first boarding house in Point Lonsdale(4) but, in 1884-5, the light keeper John Hanby had erected a house near the site of the Terminus, and, whilst he lived in the keeper's cottage near the light, his daughter ran a boarding house called Point Lonsdale House.(5) Another Coffee Palace was opened at Point Lonsdale in 1980, after attempts to establish one as early as 1888. The Sentinel disapproved of its failure to blend with the 'picturesque surroundings'.(6) Koraweari however, remains the earliest still standing.

As with Reflections (formerly Beach House) at 147 Point Lonsdale Road, Kora-Weari's basic rectangular plan has been augmented on the south and north with gabled bays. Between them runs a return ogee-roofed, timber return verandah which uses timber slatting for decorative frieze work. The main roof has hipped forms. Each gable end has timber truss work, scrolled-corner brackets and an apex finial, representing the few decorative additions to this otherwise austere building. The entrance door is located adjacent to the front gabled projecting bay/wing; the latter has a timber-framed three-light window. The window under the verandah has a simpler double-hung sash form.
A large and prominent Norfolk island Pine tree is located in the front setback.
