Statement of Significance
Carramar, the former CA Nobelius house, is of metropolitan significance for its expression of the close relationship with the important nurseryman Carl Axel Nobelius and his family, and by its location and siting, the relationship of the house with the nursery itself which survives in part within the nearby Nobelius Heritage Park and Emerald Lake Park.
Carramar is also connected by association to the nearby significant Emerald Country Club Estate and the Emerald Country Club to form a distinctive and important grouping of sites from differing eras in the history of the Emerald district.
The landscape elements cited are contributory to the importance of the place.

CARRAMAR (CA NOBELIUS HOUSE) - Physical Description 1
This large two level (ground and basement) late 19th century masonry house has a painted brick base, stuccoed upper walls, typical Victorian-era cemented and corniced chimneys, ornamental eaves bracketing, corrugated iron clad M-profile hipped roof, and a cast-iron ornamented verandah overlooking the valley and former nursery site below. A decorated masonry stair runs down the south side of the verandah, with cemented and capped piers and association retaining wall. The roof and plan configuration suggest staged construction, with the verandahed wing over the cellar being possibly a different date to the west wing. A small hipped roof related out-building is at the south-west corner of the verandah.
The house has been altered in detail, externally; some changes being at an early date, possibly in the 1920s (box windows) after the death of Nobelius. The verandah floor has diaper pattern, cream and terracotta colour quarry tiling and under this is a crude form of corrugated iron formwork which supports the tile bed. Under this is an extensive cellar, with brick arcading, presumably used in the operation of the nursery as well as for domestic storage. Doors to the cellar are on the north and south.
Notable interior elements include the glazed mural in the hall which also appears from the 1920s; there are also wall papers which are thought to be from early this century.
The house by its size and age expresses well the position of its first owner within a context which still suggests the origins of the owner's wealth.
Australian Heritage Commission citation (derived from National Trust of Australia ) `On the crest of the hill, now Carramar Drive, is Carramar, the former Nobelius residence.
This is a large brick structure with an extensive verandah overlooking the former nursery site in the valley to the south-east. The garden is now mature and includes many plants dating from the Nobelius period of ownership. These include `Quercus robur', `Q.
canariensis', `Q. canariensis x', `Q. palustris' and `Ulmus glabra "Camperdownii"'. Nearby is a large example of the rare cultivar `Cedrus atlantica "Glauca Pendula".' Further landscape elements Mature exotic planting also includes the following: rhododendrons; `Betula pendula', silver birch; `Arbutus unedo', Irish strawberry tree; tall, upright, golden hybrid conifer (possibly a `Thuja' cv.) near swimming pool; cordyline; `Liquidambar styraciflua', liquidambar; windmill palm, `Trachycarpus fortuneii'; `Photinia serratifolia'; `Eucalyptus ficifolia'; `Pseudotsuga menziesii', Douglas fir; `Fagus sylvatica' f. `purpurea', copper beech; loquat, `Eriobotrya japonica' x 2; unusual variegated form of `Corynocarpus laevigatus' "Variegatus", karaka; tall tree ferns along embankment behind house; and camellia and azalea cultivars.
A windbreak row of mature `Cupressus macrocarpa', Monterey cypress, has been recently removed near the house but extends further up the hillside.

Good but altered in detail and finish, internally and externally, including added bays on the north, a rebuilt verandah on the west, added box windows on the east and south, and changed openings on the south.
