REVISED STATEMENT OF SIGNIFICANCE, CONTEXT, 2010
What is significant?
The 1900 house, the c1929 boarding school additions, the c1930s additions and the entire site to a radius of 50 metres.
How is it significant?
The house is historically and aesthetically significant to the Shire of Nillumbik.
Why is it significant?
The house is historically significant because it is associated with the prominent businessman, and former Lord Mayor of Melbourne, Sir Stephen Morrell (1869-1944) and because in the 1920s it was used as a boarding school; boarding schools were rare in the Shire (Criteria B & H). The house is also significant as a rare example of a large weatherboard residence constructed prior to 1940 in the Shire and because the evolved form of the building reflects its use first as a residence and then as a private boarding school (Criteria A & B). The house is aesthetically significant because of its size, prominent location (on top of a ridge) and its overall degree of intactness (Criterion E).

Style Late Victorian.
Design evolved.
Plan L-shaped.
Single storeyed.
Walls timber stud construction, weatherboard clad.
Roofs hipped and, gabled, pre 1930 sections have no eaves, corrugated iron clad; later sections have eaves.
Features are-the size of the building, its evolved form, and the different stages of the building's history that they " illustrate, the dining room, the degree of intactness, the water tank and cellar, the mature exotic planting, particularly the Radiata Pine trees and the ridge-top site.
